Maintenance Inspector

Are you a hands-on property professional who cares about quality homes and resident satisfaction?

About Us

Tamil Community Housing Association (TCHA) is a BME-led housing association operating in north and east London. We manage over 600 homes and are committed to providing culturally sensitive, high-quality housing and support services to our residents. Having recently expanded through a successful stock transfer, we’re entering an exciting phase of growth and development. Our goal is to ensure all our homes meet high standards, are well maintained, and support residents' wellbeing. At TCHA, community is at our core. We value resident engagement and staff collaboration—and as a small organisation, everyone has a voice. Join us, and you’ll be part of a team where your work really matters.

About the Role

We are seeking a Maintenance Inspector to join our Property Services team. This is a frontline role, ideal for someone with a technical background in building maintenance who enjoys a varied, hands-on workload and making a tangible impact in people’s homes. You will be responsible for pre- and post-inspections, preparing work specifications, issuing and monitoring repair orders, and working closely with contractors to ensure high-quality, value-for-money services. You’ll also be the eyes and ears on the ground—assessing damp and mould, disrepair claims, void properties, insurance claims, and more. You’ll work closely with our residents, housing team, and contractors, supporting effective communication, timely repairs, and continuous improvement.

Key Responsibilities

  • Carry out property inspections and issue repair orders
  • Manage contractor performance and ensure repairs are completed to standard
  • Investigate damp, mould, disrepair, and insurance-related issues
  • Draft technical specifications and gather quotations for minor works
  • Inspect void properties to ensure they meet our lettable standard
  • Maintain accurate records, reports, and registers
  • Assist with complaint investigations and support property-related communication
  • Contribute to risk assessments and health and safety compliance
  • Support resident engagement activities and deliver excellent customer service

About You

You’ll be a well-organised, proactive professional with technical knowledge and a strong customer service ethos.

You will bring:

  • Good working knowledge of Microsoft Office and housing management systems (OmniLedger G2 desirable)
  • Sound understanding of building maintenance, housing law, and health & safety compliance
  • Confidence working independently and handling a diverse workload
  • Excellent communication skills and the ability to build rapport with residents
  • A collaborative, flexible approach with a focus on quality and resident satisfaction
  • A full UK driving licence and access to a car for business use

A relevant technical qualification and/or membership of a professional body (e.g. CIH, CIOB, NVQ Level 2 or 3 in Building Maintenance, Construction, or a related discipline BTEC in Building Services Engineering or Construction) is desirable.

You’ll also demonstrate TCHA’s values and behaviours—taking pride in your work, respecting others, and contributing to our inclusive, resident-focused culture.
